The property market has changed hugely over the last 10 years. Estate agents have moved very much from paper, to the internet and buyers now have more freedom than ever when it comes to finding the right property for them. Innovative property marketing is now needed to ensure successful sales and lets. What used to work, simply doesn’t any more. The ‘old school’ approach can often see properties sitting on the market for far longer than needed and often results in property owners reducing the price of their properties unnecessarily. We work in a modern way, embracing the likes of Rightmove and Zoopla, and utilising them in the best way possible to sell our properties more effectively.
One of the most simply things to consider is the way the property is priced, we call this ‘zero pricing strategy’. As an example, if your property is worth £500,000, many estate agents would still advertise this as £499,950 online. You’ve probably seen this numerous times? This doesn’t work any more! In fact, pricing your property in this way can actually have a highly detrimental effect on your sale. Why? It’s in the way that buyers search on Rightmove. Let me give you two scenarios:
Buyer 1 – is searching for a property ‘up to £500,000’ on Rightmove. They will see the property listing, but those properties that have been rounded up, will appear first.
Buyer 2 – is searching for a property between £500,000 and £700,000 on Rigtmove. Guess what? They won’t see your property AT ALL!
It’s so important to round asking prices according to Rightmove’s price bands to get seen as much as possible. More views online means more viewings, which means you’ll sell your property faster and for the best price too.
